Referral Incentive

If you are a Full, Civic or outside member and you recruit a new outside recreation member, Brookcliff will pay you $25! Invite your friends to our Spring Open House so they can see how much fun it is to be here! Make sure they mention your name when they join! Go get 'em!

Resident Non-Members​

Civic membership is unavailable after March 1, 2003, but non-members (and buyers of non-members' homes) may join as permanent Full members after signing the declaration of covenants and paying an initiation fee. The current price of the initiation fee is $1,000. Please contact us at info@brookcliff.org to make arrangements for fee payment and document recording, or to find out the level of membership commitment for your property.

Non-Resident Members

We offer two membership options for non-residents. The non-resident swim/tennis membership offers pool access and year-round access to our facilities, including the tennis courts! The tennis-only membership is offered per ALTA season. We do not offer a pool-only payment option for residents or non-residents. The fee for each level of membership is determined annually. Brookcliff Resident Membership Levels​

Full Member​​​​​​​​​​​

- shall pay no initiation fee to join as a Full Member, regardless of membership status prior to July 31st, 2002;

- owner’s family has all rights, privileges and responsibilities to and for all recreation areas and facilities, including voting rights, newsletter, physical access to all paths, bridges, play structures, fields, courts and swimming facilities, as well as membership in any teams which may use our facilities and attendance at any recreation-sponsored activities on or off the property;

- household is a Full Member household in perpetuity;

- any and all subsequent buyers of home automatically have Full Membership status for the duration of their ownership;

- may not reduce membership level to a Civic Member or a Non-Member at any time;

- will be required to make timely dues payments as defined by the agreements;

- will be held liable for any dues in arrears, which may be collected by a lien on the Full Member’s property;

- renter has all rights and privileges of a non-voting Full Member; and

- option is available only to property owners in the Brookcliff Subdivision.

 

**Civic Member​​​​​​​​​​​

- shall pay no initiation fee to join as a Civic Member, regardless of membership status prior to July 31st, 2002;

- owner’s family has all rights, privileges and responsibilities to and for all common areas (excluding the tennis courts and swimming pool), including voting rights for non-recreation matters, newsletter, physical access to all paths, bridges, play structures, as well as attendance at any association-sponsored activities held at the pool or tennis courts;

- household is a Civic Member household for the duration of the committing member’s ownership;

- any and all subsequent buyers of home automatically have Full Membership status for the duration of their ownership;

- may not reduce membership level to a Non-Member at any time in the future;

- may increase membership to Full Member at any time in the future without incurring an initiation fee (at such time all fees and rules affecting Full Membership are applicable);

- will be required to make timely dues payments as defined by the agreements;

- will be held liable for any dues in arrears, which may be collected by a lien on the Civic Member’s property;

- renter has all rights and privileges of a non-voting Civic Membership;

- renter may pay the difference between Full and Civic dues for non-voting Full Membership privileges; and

- option is available only to property owners in the Brookcliff Subdivision.

Non-Member​​​​​​​​​​​
 

- shall pay no fees to any Brookcliff-sponsored association;

- owner’s family has no rights, privileges or responsibilities to or for any common areas, no voting rights, will not receive a newsletter or any Brookcliff sponsored event invitations, does not have permission to trespass on any sidewalks, paths, bridges, play structures, fields, courts, pool or other association-owned property, and may not attend any social activities sponsored by the association;

- will incur an initiation fee of at least $1,000 to increase membership level to a Full or Civic** Member at any time in the future;

- renter may not join the recreation association as a Full, Civic** or Non-Resident member;

- renter has no rights, privileges or responsibilities to or for any common areas, no voting rights, will not receive a newsletter or any Brookcliff sponsored event invitations, does not have permission to trespass on any sidewalks, paths, bridges, play structures, fields, courts, pool or other association-owned property, and may not attend any social activities sponsored by the association;

- will not automatically encumber any subsequent buyers of home with either Full or Civic** Membership; and

- subsequent buyer(s) will have to pay at least a $1,000 initiation fee if buyer desires either Full or Civic** Membership.

If you are considering the sale, purchase, lease or rental of a home in our subdivision, please verify the property's membership status and account balance by contacting info@brookcliff.org. Provide the address of the home along with your contact information.

 

*Per the terms of the agreement, those property owners signing for Full or Civic membership, and having paid an initiation fee or "share", were offered a $25 discount off 2003, 2004, 2005 & 2006 annual dues. The "share" has no value and no privileges of ownership.
